What time do you open and close?
Our office hours are:
Monday to Friday 9am to 5pm
Our phone hours are:
Monday-Friday: 8am to 7pm
Saturday: 8am to 5pm
Sunday: 10am to 7pm
Do you allow pets?
Yes, we do allow pets. There is an additional non-refundable fee of $350 for one pet, or $500 for two pets. The maximum number of pets is 2 per home. Pet rent is billed at $25 per month, per pet. Please keep in mind that although we allow pets, there are certain breeds that are restricted. Our maximum weight limit is 100 lbs. Exotic pets are prohibited and fish tanks that exceed 10 gallons will not be allowed.
We use a third-party service, PetScreening, to ensure all applicants understand how to adhere to our pet and animal policies.

SimplyHome offers a range of features in our homes, all designed to provide you with comfort, convenience, and a modern living experience. Here are some of the key features you can expect in your SimplyHome rental:
Interior Features:
- Fully equipped kitchens, including a microwave, dishwasher, oven/range, and garbage disposal.
- Connections for a standard size refrigerator, washer, and dryer.
- Wood-grain vinyl plank flooring throughout (flooring style may vary by location).
- Smart thermostat for efficient climate control.
- Window blinds for privacy and light control.
Exterior Features:
- Keyless entry with smart-lock technology (may vary by location).
- Fully fenced backyards.
- Sprinkler system for lawn care.
- Lawn maintenance provided through our - SimplyMaintained Package.
Community Features (varies by location):
- Access to community amenities like pools, playgrounds, and clubhouses.
- Pet-friendly spaces and pet amenities at select locations.
Maintenance and Support:
- Responsive property management and maintenance teams to handle service requests and repairs.
- Regular inspections and maintenance to ensure your home remains in excellent condition.

Are the prices negotiable?
Our prices are not negotiable. The price listed on our website is the current rental rate for that property. Prices are subject to change without notice.
Do you offer short-term leases?
Depending on the property, we may consider a short-term lease (less than 12 months) on a case by case basis, however there will be an additional charge.
Do you offer leases longer than 12 months?
Lease terms vary from 12 to 18 months depending upon available end dates. The specific options for the lease expiration date will be determined when the security deposit is received
What utilities am I responsible for?
Residents are responsible for setting up their electric, water, and natural gas services with vendors directly. All utilities must be turned on prior to the move-in date.

Do you offer online payments?
Yes, we offer online payments through our Resident Portal.
What should I do if I have a maintenance request?
If you have a maintenance request, simply submit a maintenance request through your Resident Portal.
We strive to address all maintenance issues promptly and will schedule a convenient time to complete any necessary repairs.
For emergency maintenance requests, please call us at 346-375-7843 immediately so we can assist you as quickly as possible.
What is the "Simply Maintained" Package?
SimplyHome manages the lawn maintenance and exterior pest control of each property. Lawn maintenance is billed at $75/month, and Pest Control is billed at $25/month.

Exterior Pest Control is serviced quarterly.
Viewing A Property
How do I schedule an appointment to view a home?
You do not need an appointment to view a home. We allow “Self Showings” via Rently electronic lockboxes. You will be required to create a Rently account in order to view our homes. You can download the Rently app on your phone or sign up online at www.Rently.com. Once an account has been created you can select the home(s) you wish to view or add yourself to a waitlist. Showings are allowed from 8:00am – 8:00pm 7 days a week. All viewable homes will have a Rently Lockbox located on the front door. Click here for more information on how to tour.
What should I do after I view a property?
After you view a property, please make sure all of the lights are turned off, the door is locked, and the key has been returned to the lockbox. You will be sent an online survey to let us know more details about your showing. You can now take the opportunity to return to our website and apply! Our homes are leased on a first come, first serve basis. A home is not reserved until an application has been approved, and a deposit has been paid.
