Resident Referral Terms and Conditions

Effective October 27, 2025 – December 31, 2025

By participating in this Referral Leasing Special, both the referring party (Referrer) and the new resident (Referred Resident) agree to the following terms and conditions:

Eligibility & Participation

• The Referrer may be a current SimplyHome resident in good standing, or a friend, family member, or neighbor who refers someone to lease a SimplyHome home.
• The Referred Resident must be a new leaseholder and sign a minimum 12-month lease at a participating SimplyHome community.
• To qualify, the Referrer’s name and contact information must be listed on the Referred Resident’s rental application at the time of submission. Referrals added after submission will not be eligible.
• Referral offers are valid only for new leases executed between October 27, 2025, and December 31, 2025.

Rewards & Incentives

• The Referrer will receive a $50 digital gift card once the Referred Resident has moved in and paid their first full month’s rent.
• The Referred Resident will receive a $500 rent credit, applied to the month following their first full month of paid rent. (Prorated rent payments do not qualify.)
• Incentives are not retroactive and will not apply to past leases, referrals, or move-ins before October 27, 2025, or after December 31, 2025.
• Referral rewards are limited to one per new lease and cannot be combined with other promotions or discounts.

Limitations & Exclusions

• Referral rewards are non-transferable and hold no cash value.
• If the Referred Resident fails to move in or pay a full month’s rent, the $500 credit and corresponding referral reward will be forfeited.
• SimplyHome residents, employees, and their immediate household members may not refer themselves or another household within the same lease.
• All referrals are subject to verification by SimplyHome management.

Program Changes & Termination

• SimplyHome reserves the right to modify or terminate this program at any time, without prior notice.
• Management retains the right to verify eligibility and deny any referral reward suspected of fraudulent or misleading activity.
• Participation constitutes agreement to these terms.
