Resident Referral Terms and Conditions

Effective Starting January 1, 2026

By participating in this Referral Leasing Special, both the referring party (Referrer) and the new resident (Referred Resident) agree to the following terms and conditions:

Eligibility & Participation

• The Referrer may be a current SimplyHome resident in good standing, or a friend, family member, or neighbor who refers someone to lease a SimplyHome home.
• The Referred Resident must be a new leaseholder and sign a minimum 12-month lease at a participating SimplyHome community.
• To qualify, the Referrer’s name and contact information must be listed on the Referred Resident’s rental application at the time of submission. Referrals added after submission will not be eligible.

Rewards & Incentives

• The Referrer will receive a $50 digital gift card once the Referred Resident has moved in and paid their first full month’s rent.
• Referral rewards are limited to one per new lease and cannot be combined with other promotions or discounts.

Limitations & Exclusions

• Referral rewards are non-transferable and hold no cash value.
• SimplyHome residents, employees, and their immediate household members may not refer themselves or another household within the same lease.
• All referrals are subject to verification by SimplyHome management.

Program Changes & Termination

• SimplyHome reserves the right to modify or terminate this program at any time, without prior notice.
• Management retains the right to verify eligibility and deny any referral reward suspected of fraudulent or misleading activity.
• Participation constitutes agreement to these terms.
