Resident Referral Terms and Conditions

Effective March 13, 2025 – June 30, 2025

By participating in this Referral Leasing Special, both the referring resident (Referrer) and the new resident (Referred Resident) agree to the following terms and conditions:

1. Eligibility & Participation:
   • The Referrer must be a current resident in good standing at the time of referral and reward distribution.
   • The Referred Resident must be a new leaseholder and sign a minimum 12-month lease at a participating community.
   • The Referrer’s name and address must be listed on the Referred Resident’s rental application at the time of submission. Referrals added after application submission will not be eligible.
2. Rewards & Incentives:
   • The Referrer will receive a $50 reward once the Referred Resident has moved in and paid their first full month’s rent.
   • The Referred Resident will receive a $500 rent credit, which will be applied to the next month’s rent after their first full month of rent has been paid. Prorated rent payments do not apply.
   • Incentives are not retroactive and will not apply to past leases or referrals made before March 13, 2025 or after June 30, 2025.
3. Limitations & Exclusions:
   • This special cannot be combined with any other offers, discounts, or promotions.
   • Referral rewards are non-transferable and have no cash value.
   • If the Referred Resident fails to move in or pay their first full month’s rent, the $500 credit will be forfeited.
4. Program Changes & Termination:
   • SimplyHome is subject to change or termination at any time without notice at the discretion of management.
   • Management reserves the right to verify eligibility and deny any referral incentive if fraudulent or misleading information is suspected.
