Here’s a step-by-step timeline and guide to help navigate the process of finding your next home with SimplyHome, signing your lease, and preparing for move-in day:

Step 1: Define Your Needs and Budget

  • Assess Your Budget: Determine a rental price range that fits your income. View SimplyHome's qualifications to see required qualifications for our residents, which all occupants aged 18 or older must meet.
  • List Must-Haves: Consider home size, location, and SimplyHome's specific property amenities like pet-friendly options, maintenance services, and neighborhood features.

Step 2: Explore SimplyHome Communities

  • Search Listings: Find your dream home by searching our rentals page and see detailed information including photos, floor plans, and neighborhood information.
  • Schedule a Tour: Book a self-guided tour on your own time through our website or contact the leasing team. Click here for a detailed guide on how to set up your self-guided tour.

Step 3: Submit Your Application

  • Apply Online: Fill out the SimplyHome application via our website. Be prepared to submit:
    • Government-issued ID and Social Security Number
    • Proof of Income: Pay stubs or employment verification (or signed offer letter if applicable).
      Bank Information: Complete, current bank statements.
  • Pay Application Fees: At the end of your application, you will be required to pay the application and administration fees in order to submit your application.
  • Application Review: The SimplyHome onboarding team will review your application and provide an update with a status decision or any additional items needed within 48 business hours.
  • Should you have any questions or concerns about your application, please reach out to the onboarding team.

Step 4: Review and Sign Your Lease

  • Lease Review: Receive your lease agreement via the SimplyHome Resident Portal. Carefully review terms, such as:
    • Monthly rent and due dates
    • Lease length
    • Security deposit
    • Pet policy (if applicable)
  • Ask for Clarifications: Contact the SimplyHome onboarding team for any questions you may have.
  • Sign Electronically: Sign your lease digitally by clicking the link in the email sent to you. All lease holders will receive their own email to sign lease documents.

Step 5: Prepare for Move-In

  • Pay Move-In Costs: Once lease documents have been completed by both parties you will receive your portal link to create a password. After, please log in to the Resident Portal to pay your deposit and all move in costs.
  • Set Up Utilities: Confirm which utilities are included and arrange for services (e.g., electricity, water, internet) to be switched into your name by move in day.
  • Plan for Your Move-In Day: Start packing! complete your Move-In checklist in your Resident Portal before your scheduled move-in day. Keep in mind you will need to complete all of these items before you move in:
    • Sign all unsigned documents
    • Provide Renter's Insurance Details
    • Opt-In for Important Text Reminders
    • Proof of Utilities: You will need to upload proof of each utility set in your name with your account number.
    • Pay In Full Your Move-In Balance: Your move in balance should be paid in full as listed in your resident portal on your move in check list

Step 6: Move-In Day

  • Check Your Email for Home Access Information: Instructions on how to enter your home will be sent to you by 8 AM the day of move-in via email.
  • Unpack Essentials: Focus on setting up everyday items like bedding, toiletries, and kitchenware.
  • Review SimplyHome Resources: Familiarize yourself with community guidelines, maintenance request procedures, and contact information for support.
  • If you have questions or concerns about your home please contact your property management team.

  • Resident Portal: Take advantage of the SimplyHome portal for rent payments, maintenance requests, and lease management.
  • Community Perks: Explore SimplyHome’s resident perks, including neighborhood events or partner discounts (if applicable).
  • Lawn Care: As part of our "Simply Maintained" package, SimplyHome manages the lawn mowing and edging for all properties View your community's lawn mowing schedule and more information on yard maintenance. 
  • Maintenance Support: SimplyHome offers maintenance services; submit any concerns right away. You can submit a maintenance request through your Resident Portal.
